As a tenant in Stint Housing, I agree to the following terms:

    • The Tenant is responsible for their own personal belongings and to not leave valuables in plain sight.
    • Not to damage or injure the property or the property’s contents or make any alteration or addition to it.
    • It is not permitted to be on the roof of Stint housing at any time.
    • Not to smoke inside the property.
    • Food and drink are not permitted in bedrooms.
    • The holding and/or use of illegal substances on Stint property is grounds for immediate eviction.
    • To keep the interior of the property and the contents in good and clean condition, damage by accidental fire and reasonable wear and tear excepted, and to keep the property at all times well and sufficiently aired and warmed during the tenancy.
    • To immediately pay the Landlord, the value of replacement of any furniture or effects lost, damaged or destroyed, or at the option of the Landlord, replace immediately any furniture or effects lost, damaged or destroyed and not to remove or permit to be removed, any furniture or effects from the property.
    • To make rent payments on time according to your agreed payment schedule.
    • That the Landlord or Stint staff, may at reasonable times, on giving notice (unless in the case of emergency) enter the property for the purpose of doing a meet and greet with a new Stinter, viewing, inspecting its condition and state of repair, or for the purpose of repair, maintenance or repainting or with prospective purchasers.
    • To use the property as a private dwelling and not to use it, or any part of it, for any other purpose, nor to allow anyone else to do so, nor to use the property for any illegal or immoral purpose.
    • To not sleep on or take bedding from unallocated beds. There will be the first warning and for any subsequent violation of this rule, a fine of €50 will be deducted from the deposit.
    • Guests may visit the property between the hours of 10:00am and 10:00pm only.
    • To not have overnight guests (10pm- 7am). For violating this rule the housing deposit will be retained in full. If this rule is violated again you may be required to leave the Stint housing within 2 days of being informed by e-mail by Stint Ireland.
    • Day guests are permitted but only between the hours of 10am to 10pm ONLY. If guests are in the house outside of these hours a total deposit deduction will be incurred. We also do not permit guests to be unsupervised, you are responsible for the guest at all times. Guests are not permitted to sleep in beds or on sofas or have access to house keys- a total deposit deduction will be incurred if in violation of this.
    • Not to carry on, or permit to be carried on, any business, trade or profession on or from the property.
    • Not to do, or permit, or suffer to be done in or on the property, any act or thing which may be a nuisance, damage or annoyance to the Landlord, or to the occupiers of the neighbouring premises, or which may void any insurance of the property or cause the premiums to increase.
    • Not to keep or let any animals or birds, or any living creature on the property.
    • To replace broken glass in doors and windows damaged during the tenancy.
    • Not to alter, change or install any locks on any doors or windows in or about the property, or have any additional keys made for any locks.
    • To notify the Landlord promptly in writing, of any disrepair, damage or defect in the property, or of any event which causes damage to the property, or which may give rise to a claim under the insurance of the property, or of any breakdown of appliances. Failure to do so may result in the Tenant being liable for any subsequent damage.
    • Not to glue, stick or otherwise fix anything whatsoever to the exterior or interior walls, doors, windows, floors or other surfaces of the property without the Landlord’s written consent.
    • In order to comply with the Gas Safety Regulations, it is necessary that the ventilation provided for this purpose in the property should not be blocked and that brown or sooty build upon any gas appliance should be reported immediately to the Landlord.
    • The Tenant shall put in place and maintain full and adequate insurance cover in respect of all the Tenant’s property on or in the premises, and all persons on the premises with the Tenant’s consent, and shall indemnify the Landlord from all claims whatsoever in respect of loss, damage or injury to such property or persons.
    • The Tenant shall pay a deposit which will be refunded in full within 2 weeks post departure providing the house is left in a clean and undamaged condition.
    • The Tenant must give 4 weeks notice in writing of the intention to move out of the property and must specify the move out date. The Tenant’s final rental payment is for 4 weeks from the date of notice to the move out date. If the Tenant moves out of the property early any rent that has been paid cannot be refunded.
    • If the Tenant moves out before the confirmed move out date the Tenant is liable for any outstanding rent. If payment is not received legal proceedings will follow.
    • When moving out the Tenant must leave the keys beside their bed, remove all personal items from their bedroom, the bathrooms, and any food from the fridge, freezer and cupboards. Appropriate deductions from the deposit will be made if these instructions are not adhered to.
    • If paying rent monthly the Tenant must pay on or before the stated date each month via the payment platform indicated by the Landlord.
    • Please note that failure to comply with the terms outlined in this agreement could result in eviction and/or retention of deposit. The level of penalty will reflect the severity of the offence as deemed by the Stint director.
